What Happens During a Home Staging Consultation?

A home staging consultation is the first step towards selling your home quickly and for your desired price - maybe even a little bit more. You’ve probably heard that “you only have one chance to make a great first impression,” and this couldn’t be more true when it comes to listing real estate. Even in a seller’s market, a home staging consultation helps the homeowner position their property to sell faster at the best price, offering a competitive advantage before the photographer comes or the first open house begins.

Let’s Talk About Your Goals

When you work with Show House Home Staging, our first step is to have an in-depth chat with you about your goals for the property. Are you looking for advice on how to present your home in a neutral, professional way? Would you like to know some effective de-cluttering techniques? Are you simply trying to sell your home for as much as you possibly can? Our goals are the same as yours: to sell as quickly as possible for the best price. We know it’s a challenge to live in a home while it’s staged, so we provide strategies to help you get the property ready to show quickly.

The Logistics

I will meet you at your home and walk through, making notes and discussing points along the way. We do not require you to purchase all new home furnishings. In fact, we make it a point to work with what you already have in your home to create the finished look. While we may make suggestions on renovations and deferred maintenance, such as painting walls or refinishing floors, if you do not have the budget or the time to complete them, we are fully able to present you with alternatives that work for your timeline and budget. You can expect our consultation to last a few hours.

It Starts from the Outside

We will begin with your home’s curb appeal. Spreading fresh mulch and planting a few brightly-colored plants can go a long way in making your home inviting from the moment prospective buyers park in the driveway.

Walking into the entryway, it’s essential to catch their attention right away. No matter the size of the space, it’s important to have a place to sit and put on shoes. Adding a small bench or placing a table for mail and car keys helps the buyer see their daily life fitting the space.

Create Structure

While many buyers love open floor plans, it’s still important to show the buyer how they could use the space. The correct furniture placement will create structure and a natural flow between rooms that allows a buyer to envision living there.

At the End

After we go room by room and provide our industry expertise on how to revamp each space , our consultation concludes with a written review of suggested updates and the resources to complete them. We email you a report and an estimate which may include the price for rental of accessories, purchase of durable goods, and, if appropriate, rental of large-scale furniture.

We want to give your home new life and you a boost of confidence. Most of all, we wish to provide a fresh set of eyes and impart a beautiful vision of what your home could look like to a prospective buyer. Contact Show House Home Staging to set up your visit today!
