5 Ways to Make Buyers Feel Like They’re Already Home


Home buyers aren’t buying a house, they are buying a lifestyle. This concept is important to keep in mind as you are selling your house, and a major reason for home staging: You want your potential buyers to be able to see themselves living in your home.

As a result, it is important to take steps to make your potential buyers feel immediately at home. Here are five tips to do just that!

1. Curb Appeal

The first thing your buyers will see is the outside of the house. Your goal is to help them think, “I could see myself coming home to this every day.”

So how do you do that? Do some yard work. Great landscaping is always a plus, but taking time to simply clean up the lawn, trim the bushes, and rake the leaves goes a long way. Also make sure the yard is free of clutter, the house trim looks fresh, and minor projects around the exterior are finished. Few people want to come home to a lot of yard work or an apparent fixer-upper.

Beyond basic maintenance, do whatever you can to make the outside of the house look welcoming — like you’re coming home.

2. Neutral Decor

Although you may have great taste and love your decorations, you want your buyers to be able to see themselves in your home. So, you want to keep it as “blank a slate” as possible. You want the space to be a blank canvas where buyers can imagine their own style and belongings in the home.

Neutrality should apply to the whole house. While you may make a special effort to ensure the main rooms in the house are neutral, don’t forget the bathrooms, especially the master bath.

3. Large, Well-Lit Spaces

Light, airy spaces are attractive and welcoming. Who wants to live in a dark, dingy room? Do your best to open the curtains and let as much light in as possible.

Another way to make the room inviting is to make the room look as spacious as possible. Don’t overcrowd any room, whether it’s the living room, kitchen, bedrooms or dining room. Rather, use furniture to show the room’s potential! You want your buyers to feel at ease in their potential new home.

4. Updated Appliances — Especially in the Kitchen!

Everybody eats. And nearly everybody cooks…at least at some point! One of the best and fastest ways to make a potential buyer feel at home is by making the kitchen as inviting as possible. Ideally, you want your buyers to be excited about doing everyday tasks in their home. If an updated appliance can help them do that, then it’s a great staging investment!

A high-yield investment is updating kitchen appliances. Even if potential buyers don’t cook, the idea of being in the kitchen should be exciting.

5. Fresh Touches

A way to help people feel at home is to add some “live” touches. For example, you can set out fresh flowers or a bowl of real fruit in the kitchen. Consider newly folded, fluffy towels in the bathroom. Steps like these can make buyers feel at ease and think to themselves, “I can’t wait to come back!”
